The Taurentas Portfolio is a six asset diversified net lease portfolio acquired for $50m in August 2005 and offered to investors seeking long-term stable cash flow. Two of the assets are office buildings, two are retail properties, and two are industrial properties. The assets are located in the Northeast, Midwest, South, and South Central regions of the United States. The portfolio consists primarily of single – tenant net leased properties with an underlying portfolio strategy to mitigate the concentration risk through diversification on a geographic, property type, lease expiration, and tenant industry basis.

Shelton Technology Center, located in Shelton, CT, is the largest asset in the portfolio in terms of value. The 113,101 square foot, three building office/flex park is 100% occupied with four tenants. The two large leases do not expire until 2012 and 2019. The commercial real estate market in the Shelton area is very healthy, vacancy rates are low, and values have risen in the last few years.

Nashua Village Shopping Center is a 35,250 square foot retail property in Nashua, NH. The property has two tenants, TJ Maxx and Panera Bread, who both have long terms remaining on their leases - 7 and 12 years, respectively.

IVAX Distribution Center in Walton, KY, is a 236,740 square foot distribution facility. IVAX, a publicly traded company, is a pharmaceutical company that produces generic drugs. In 2006, IVAX was acquired by TEVA, also a large pharmaceutical, generic drug manufacturer.

The Comcast Building is located in North Reading, Mass. It consists of a 60,800 square foot office/distribution building.

The Wal-Mart West Point, MS property is a 59,000 retail property. Wal-Mart operates a store with over 8 years remaining on their lease.

The Chuck E Cheese Corporate Headquarters is located in Irving, Texas, close to the DFW Airport. The property is a 76,000 sf office building. Nine years remains on the lease and the company continues to grow and open new restaurants.
