Taurus Acquires 19-building Industrial Portfolio in Arizona & Texas

Located across three major industrial markets, the portfolio encompasses +1.2M SF of shallow bay industrial space.

Taurus Investment Holdings, LLC (Taurus) today announced the acquisition of a shallow-bay industrial portfolio totaling 1,285,168 square feet. The portfolio is situated across three major Southwest markets: Phoenix, Houston, and Dallas, comprised of 19 Class-B buildings, currently over 95% occupied by 81 tenants.

The portfolio’s strategic location in three of the Southwest’s most prominent industrial markets positions it to capitalize on favorable macroeconomic trends, including semiconductor manufacturing, net migration, and pro-business environments. While larger industrial categories have garnered significant attention and development activity in recent years, the shallow-bay market continues to emerge as a standout performer due to limited supply and attractive investment characteristics. The combination of limited deliveries of shallow-bay properties and robust tenant demand for these smaller spaces has insulated shallow bay from supply-side pressures. Moreover, on a national level, Dallas, Houston, and Phoenix markets rank among the top three for year-to-date net absorption, further underscoring their strength and potential.

Since 2014, Taurus has strategically focused on acquiring Class-B infill industrial assets within established markets, prioritizing properties situated below replacement cost and in close proximity to major transportation arteries. Across the past five years, Taurus has transacted on over 25,000,000 SF of logistics/distribution space in the US market.
