Taurus Investment Holdings, LLC (“Taurus”), a global real estate development and investment firm, announced the successful acquisition of Crossroads Business Park in Laredo, Texas. Currently fully leased, the portfolio consists of eight shallow-bay buildings totaling 412,871 square feet. Taurus will partner with an established Texas-based operating partner to manage day-to-day operations of the portfolio.

Located approximately two miles from the World Trade Bridge with direct access to Interstate 35, Crossroads Business Park serves customs brokerage, freight forwarding, third-party logistics, warehousing, drayage and cold storage users. The portfolio is configured as shallow-bay industrial buildings averaging +50,000 SF, which serves a distinct segment of cross-border logistics users that prioritize dedicated facilities with immediate access to the U.S.-Mexico border.

“Crossroads represents the type of differentiated opportunity we seek: mission-critical industrial real estate in an irreplaceable infill location, with a format specifically tailored to the needs of its users,” said Peter A. Merrigan, Chief Executive Officer of Taurus. “The acquisition reflects Taurus’ disciplined approach to investing in markets supported by durable demand drivers and expands our industrial portfolio into a critical gateway for North American trade.”

Laredo is the leading inland port on the U.S.-Mexico border, handling approximately 40% of trade between the two countries. In 2025, it processed approximately $355 billion in imports and exports, ranking third among all U.S. ports of entry by total trade value. The World Trade Bridge, Laredo’s primary commercial crossing, processes an estimated 15,000 to 18,000 trucks daily, underpinning sustained demand for nearby logistics and industrial facilities.

“Crossroads is a compelling addition to our industrial portfolio, benefiting from a location that is difficult to replicate for the type of users it serves,” said Bill Garey, Chief Investment Officer of Taurus. “As supply-chain reconfiguration and nearshoring continue to drive U.S.-Mexico trade, we believe Laredo is well positioned to benefit from the long-term growth of cross-border commerce.”
