Taurus Investment Holdings, LLC (“Taurus”) a global real estate private equity firm, today announced the acquisition of the North Atlanta Light Industrial Portfolio, a collection of 12 Class B industrial properties totaling 813,837 square feet.

“This acquisition aligns perfectly with our deep conviction in the last-mile shallow bay industrial sector.” said Peter A. Merrigan, CEO of Taurus. “The sector continues to outperform the broader industrial market, driven by increasing tenant demand and a critical lack of new development for tenants needing under 50,000 SF. We are confident that this investment will deliver strong returns for our investors.”

Strategically located across the top three submarkets in Atlanta, the Portfolio is ~96% occupied by a diverse mix of more than 40 tenants, underscoring the strong tenant demand for well-located, highly functional shallow bay industrial spaces. These submarkets boast an average shallow bay vacancy rate of 4.2%1, significantly lower than the broader Atlanta market. The elevated cost to develop such properties is expected to keep competitive supply muted, supporting a continued supply/demand imbalance and strong potential for future growth. All 12 properties in the portfolio benefit from excellent access to Atlanta’s extensive interstate network, making them highly desirable for tenants seeking efficient logistics and distribution capabilities.

Lathan Allen, Managing Director at Taurus, added, “Our deep experience in the industrial market, having transacted over 25 million square feet of logistics/distribution space in the US over the past five years, gives us a unique advantage in identifying and securing high-value opportunities like the North Atlanta Light Industrial Portfolio. The fragmented ownership, ever-increasing tenant demand, and strong rental growth potential within the shallow-bay asset class make this a compelling addition to our existing US industrial footprint.”

Building on its recent entry into the Minneapolis/St. Paul industrial market, the addition of the North Atlanta Light Industrial Portfolio expands Taurus’ current US industrial footprint to over 14.5 million square feet, further solidifying the firm’s position as a leading investor in the US industrial real estate market.
